House agreement

Purpose
This house is for rest and retreat, which, in Central Texas, mostly means good AC, a good porch, and permission to do absolutely nothing. We have a place to lie horizontal for a week or a weekend and remember what your own thoughts sound like without a notification going off.
It's built for the kind of gathering that actually restores people, not the kind that requires a recovery day: group here on purpose, slow mornings that start whenever the coffee's ready, and a meal somebody actually cooked instead of one that showed up in a bag.
If you can hear the cicadas arguing with each other, you're doing it right.
Cleaning & turnover
- Strip the bed you used and start a load of linens before you leave.
- Laundry dried and put away — laundry is on site.
- Bathroom cleared of personal items.
- No food left in the fridge.
- Kitchen clean, dishes away.
- Trash out to the bins; floors swept. There is no recycling.
- Turn off window units.
- Leave the house ready for someone arriving the same afternoon.
- We'll provide reset photos (eventually) so you can see what "done" looks like.
Waivers
Everyone signs a waiver when they book. Typing your name counts as your signature and is logged with the date.
- Safety contract: the property owners, leaseholder and stewards are not liable for injuries, or for water, fire and acts of God.
- Kids: a separate waiver is added when kids are on the booking. Kids must wear life jackets, provided by their parents.
- Dogs: a dog waiver is added when a dog is on the booking. Owners are responsible for any injuries or damage.
Pets
- Clean up poop.
- Vacuum up hair — especially the couch and the beds. Some of us are allergic, so this one really matters.
- Up to 5 dogs during the day, 2 dogs overnight.
- For the first two months, that's Dolly and Ruby only.
Steward agreement
- No kids at the house unless a steward is present.
- Stewards and guests can hold the whole house for one stay at a time, up to 4 days.
- A steward who reaches three strikes is still responsible for their payments through the end of the lease.
Three-strikes policy
Violations of this agreement — noise, gatherings, too many guests, late payments or leaving the house unturned — are logged.
- First strike: a conversation.
- Second strike: booking access is paused for 30 days.
- Third strike: access to the house ends. Stewards still owe their share until the lease ends.
